Bed bugs in Sheffield rented and student houses
Sheffield has two big universities and streets of shared houses let by the room. When bed bugs get into one room of a shared house, the rooms next to it and the shared sofa are rarely far behind. The fix is the same every time: act in the first week, treat more than the one room reported, and keep a written record.
As a guide, one room costs £350 to £550 by spray and £500 to £800 by heat. A whole house is priced after an inspection.

Who we find a firm for
- Private landlords and letting agents with a tenant reporting bites.
- HMO landlords with rooms let separately and a shared kitchen and lounge.
- Students and tenants whose landlord has asked them to arrange it.
- Owners of purpose-built student blocks needing several rooms done together.
What rarely works in a shared house
- Treating only the room that reported it and leaving the rooms either side.
- Each tenant buying their own spray. It drives the bugs into the next room.
- Waiting for the end of term. By then it is usually most of the house.
Who pays in a Sheffield rented home
English law expects a rented home to be fit for people to live in. According to Shelter, pests that were already present at the start of a tenancy, or that get in because of disrepair, are the landlord's job to sort. In practice it is nearly impossible to show who brought bed bugs in, so most landlords simply pay and get it done fast, because a slow job costs more in the end.
Larger shared houses need an HMO licence from Sheffield City Council, and pests are one of the hazards council officers look at. Council tenants should report bed bugs to their local Housing Office first, which is what the council asks. This is general information, not legal advice; check your tenancy agreement.
